Results: C&W identified a site and sourced the engineering firm that allowed our client to meet their timeline.

Challenges: C&W accepted this listing after the building had sat vacant for approximately 4 years. The neighborhood surrounding the subject property was challenging. This building had challenges that included limited office and dock space, minimal parking and little to no trailer parking.
Results: Through an aggressive internet, mail, e-mail and cold calling campaign C&W eventually found an investor with a tenant in tow to purchase the building.

Results: Ecolab (tenant) had outgrown their former location and were in need of a cross-dock facility with trailer storage. There were no existing available options                                                     that fit their needs and Cushman & Wakefield was able to present the idea of a build-to-suit, with Jackson Shaw. Cushman & Wakefield and Jackson Shaw were able to deliver the building             on time and on budget.

Challenges: Relocating an existing distribution center while retaining as many employees as possible.
Results: Utilizing mapping programs, we were able to establish drive times from LABSCO’s current employees homes to the best suitable facilities available in the area. Their eleven facilities that met their needs, two stood above the rest. We were able to successfully negotiate favorable terms for LABSCO out 4310 Chef’s Way.

Location: Paramount Logistics Park, Shafter, CA

Uses: Laydown Yard and Warehouse
Challenges: Identifying an 80,000 SF building with 10 acres of outside storage capability for a pipe laydown yard.
Results: We created a competitive bid process with 4 developers on 2 sites to drive the best economic terms for MRC Global resulting in a BTS lease for 15 years in the clients preferred location.

Results: Through a competitive bid process with 5 developers, C&W completed a build-to-suit lease for 10 years.

Results: Cushman & Wakefield represented the landlord and secured Coca-Cola for another 10 year term lease.
With this lease renewal we were able to increase the NOI and the value of their building for our client.

Results: With this lease renewal we were able to increase the NOI and the value of  their ±147,000 SF multi-tenant warehouse property  for our client.

Victory Packaging

Assignment: Tenant Representation, Site Selection, Help client consolidate two facilities and provide expansion capabilities into one facility
Location: 8000 Forshee Drive, Jacksonville, FL
Size: 79,500 SF
Uses: Distribution and Warehouse
Challenges: One facility had a month-to-month lease and a new facility needed to be identified before the client was forced out. An EFSR sprinkler system was required, which greatly limited the options in the market. The client was also looking for the potential to have an expandable facility.
Results: Identified two options that fulfilled all of the clients needs and created a competitive bid process for the tenants to gain the best economical terms. Victory packaging ended up with a single tenant building with ESFR, room to grow within the space and the option to expand in the building in the future, if needed.

Challenges: Leasing a manufacturing building in a market dominated by distribution occupiers. Lower ceiling clearance was the biggest hurdle to leasing this property
Results: Building leased to Napa Auto Parts to create a second retail location within the market and expanded their Jacksonville distribution center capabilities.
